Maintenance
If you are in need of maintenance, please go to

*All maintenance requests should be submitted this way, even if it is during after hours.

*Lock outs are not considered maintenance, please call a locksmith.  Any acts of vandalism from tenants as a result of a lockout will be subject to a $200 fine as well as the cost of the repairs.  You should leave a copy of your key with someone else that you trust or hide one discretely somewhere outside of your home.

*For security breaches or serious illness, please call 911 first and calmly give the dispatcher your name and address.

Tenants Responsibility
Certain maintenance problems may occur during your residency that are not considered normal wear and tear. Please review your lease and our policies regarding general maintenance. The following work will be charged back to the tenant:

Broken Windows – If a window is broken by the residents then you will be charged for the installation of the new window. If the window is broken by an act of vandalism, then a copy of the police report must be mailed into the office at which time the determination of responsibility will then be assessed.

Clogged Drains – If a drain is clogged from such items as hair, feminine products, toilet paper or any other miscellaneous objects, we will NOT consider it as “normal wear and tear” and therefore it will be the responsibility of the resident. We will take care of such issues; however, our maintenance staff will charge it back to your account as per your lease.

Toilets-  Nothing except toilet paper should ever be flushed down the toilet, no feminine hygiene products, or paper towels should ever be flushed.  If you hear that your toilet is running constantly or does not shut off within a minute or two please report this to maintenance.

Disposals – If a disposal is jammed or broken by bone, grease, paper products, hair, bottle caps, metal, large chunks of food, glass, utensils, cigarette butts, etc., we will NOT consider it “normal wear and tear” and you will be charged for this as per your lease. To avoid this problem, make sure that you only put small food scraps with no bone in it, make sure that the water is running for 20 seconds before and after you put the food through the disposal and make sure before you turn it on that the disposal is clear of any objects.  Periodically you will want to spray some bleach into the sink and wash it down the drain to eliminate any odors that may occur from the disposal.

Water Beds-- If you or anyone who lives in your apartment has a water bed, you need to sign a water bed addendum as well as carry renters insurance that has water bed coverage. If any damage occurs due to water beds without appropriate insurance coverage, tenant will be responsible for all damages.

Any other items that are directly or indirectly damaged due to resident neglect will be charged to your account, so be sure to treat your new home as if it were your own.

Expectations from Tenants
Lessee shall keep the premises neat, clean and sanitary, dispose of all rubbish, garbage & other organic or flammable waste in a clean safe and sanitary manner.  Lessee is responsible for removal of trash from the unit. Where dumpsters are provided, Lessee shall use appropriately. Where Lessee is to provide his own trash containers, Lessee shall put trash out for collection on the designated day and store containers appropriately.  Lessee shall use and operate all electrical, gas, plumbing and heating fixtures and appliances in accordance with the operation instructions in a safe manner, and in the event the plumbing in the Premises is obstructed due to negligence of Lessee or Lessee's family or guests, licensees, employees or agents, Lessee shall pay the cost of clearing such obstruction immediately upon presentation of the bill to the Lessee by Lessor.  Lessee shall not permit any person to destroy, deface, damage, impair or remove any part of the premises of the facilitated and appurtenances thereto and shall not himself do any such thing.  Lessee shall, at his own expense, furnish and replace all light bulbs and fuses. Lessee is responsible to use breaker box and may be charged for failure to use box. Lessee shall promptly report any defect, damage or breakage in the structure, equipment or fixtures to Lessor.  Lessee will be held responsible for any damage to the Premises caused by any negligence on the part of the Lessee. Lessee shall keep any carpeting on the Premises clean and in good condition. Any repairs made necessary by acts of commission or omission of Lessee, his family, guests, employees, or pets (if permitted) shall be paid by Lessee at the rate of seventy-five ($75) dollars per hour, plus materials, but Lessee shall not order repairs on or about the Premises.  Lessee shall furnish draperies or blinds for windows and shall not use sheets or blankets as window coverings. Any decorations on the exterior of the premises are strictly prohibited and may be subject to forfeiture of the security deposit. Lessee is responsible for any drain or plumbing backups i.e. hair clogs, tampons, food, bottle caps, etc. Lessee is also responsible for the garbage disposal lock ups or backups & clogged toilets. Lessee will be charged seventy-five dollars ($75) for standard drain, garbage disposal, or plumbing backups, if the cause of the backup is due to Lessee misuse. These rates apply to all maintenance work done cause by Lessee and may be billed back to Lessee’s account at
discretion of Lessor. There is no charge for maintenance cause by normal wear and tear.
