Your move in is a hectic time, there are many things going on and deadlines that you need to be aware of so we have created this page to help you.

Move In Package

There are some things that you should do immediately after moving in:
  • Establish gas and water in your name if not already done.
  • Locate the shut off valves for your sinks, toilets, hot water tank, and water main.
  • Locate your electric panel box and familiarize yourself with it.
  • Learn how to light the pilot light on your hot water tank and/or stove.
  • Locate the reset button underneath your garbage disposal.
  • Locate all of your smoke detectors and check the batteries (Should be done once per month).  Replace any batteries if necessary.
  • Having a plunger for clogs and a flashlight for electrical outages are recommended.

Fall Leasing Policies:
Current tenants may be able to renew, email our office for details.  Venice Properties rarely refuses to renew to anyone, however we do reserve the right not to renew to anyone for any reason we deem necessary, this is usually due to property damage or poor payment history.  Keep in mind if you choose to renew, you will not have to:
  • Pay another security deposit
  • Find a place that everyone in your group likes
  • Be inconvenienced by showings of your apartment
  • Have to move all of your stuff
  • Change utilities
*Please keep in mind that Venice Properties pays a $300 cash referral to anyone that refers a group that we rent to, so please tell your friends to check out our available properties on our website.

Community Policies

*Noise from Television, Radio or Stereo
No excessive noise of any kind is allowed in apartments, houses and/or your surrounding property. At no time should audio/video equipment be played at excessive volumes. If you have a neighbor who is being excessively loud, please take the first step and introduce yourself, then take this opportunity to inform your neighbor that their noise level is too loud. Many times people are not aware of how loud their TV’s or stereos actually are. If this does not work, please call the local police.
*Condition of Residence
To ensure that you and your neighbors have a pleasant living experience with us, make sure that your residence is in a clean condition at all times. This will not only give you a nice residence to come home to, but also keep the pest population down.
*Porch, Patio, Balcony, and Roof
Residents are encouraged to enjoy any patio or balcony area available to them, however we ask that these areas be kept clean and not used for personal storage. Living room furniture is not permitted to be kept on porches per city ordinance as many fires in the last year started with this type of furniture. The city will fine you for having couches on your front porch or balcony.  There is to be no more than 4 people on any porch at one time, and there is never to be anyone on any roof.
*Outdoor Cooking
When cooking on a grill be careful to fully cool the coals before putting them into any trash receptacle as even warm coals can ignite a fire. Grills must be properly stored and not kept in your property’s “common” areas. Any grills left in your yard may be discarded. Grills must be at least 20 feet from your property when in use and at no time are you to use your grill inside your house or on any porch, patio or balcony.
*Lawn Maintenance
Please make sure your outside yard is clear of bottles, cans, plastic cups and other debris. We understand that the tenants are not always responsible for the debris in their yard, but it is still your responsibility to clean up this debris. If there is debris in your yard it may hinder our ability to keep your lawn mowed. Any excessive debris that we clean up from your property will be subject to a minimum $75.00 fine.
