As parents ourselves, we understand what it means to entrust your child’s safety to someone else. While our own kids are still years away from college, we’re already teaching them an important lesson: who you rent from matters more than where you live. At Venice Properties, we stand behind that belief with a steadfast commitment to safety.

Across all of our homes, from north campus to our townhomes on south campus, we’ve installed an extensive range of safety features:

• Smoke detectors are placed inside every bedroom and outside sleeping areas for early smoke detection.
• Carbon monoxide detectors and fire extinguishers are located on every floor for added protection.
• Fire escape ladders are provided in all 2nd and 3rd-floor bedrooms to ensure a safe exit in an emergency.
• Fire-escape egress windows have been installed in basement bedrooms of our townhomes—an investment we gladly made to prioritize resident safety.
• Dusk-to-dawn exterior lights illuminate the perimeter of our homes to deter prowlers and enhance visibility.
• Forced-entry alarms secure all exterior doors, providing additional peace of mind.

To ensure these safety features are always fully functional, we conduct bi-monthly safety walkthroughs of every home. During these inspections, we:

• Replace furnace filters.
• Test smoke detectors and fire extinguishers.
• Proactively check for safety hazards residents may not yet notice.

We invite you to experience this commitment to safety firsthand. Parents are encouraged to visit campus and stay at one of our Airbnb locations where you can see for yourself the care we put into every detail. We have one property at on Summit Street and one on North 4th Street.
